Why The First Home Owner
Grant Isn't One-Size-Fits-All

March 10, 2025 | 4 minutes read time

Most buyers assume they're eligible for the First Home Owner Grant (FHOG). But what they don't know is how much it varies by location - and how easy it is to miss out by mistake.

Share the news:

Here's how FHOG differs across Australia:

VIC

$10,000 for new homes under
$750,000 in building costs.

NSW

$10,000 for new builds up
to $600,000 or house +
land up to $750,000

QLD

$30,000 for new homes up to $750,000
combined value of land and house
(Nov 2023-July 2026)

WA

$10,000 for new homes up
to $750K (metro) or $1M
(regional)

SA

$15,000 with no cap from
June 2024

Most grants only apply to new homes, not existing. And conditions vary state-to-state, with some requiring you to live in the property for 6-12 months.

WHY THIS MATTERS

We've seen buyers miss out on $10k-$30k simply by choosing a property that fell outside the guidelines.

WHAT TO DO NEXT

If someone's expecting to claim FHOG, let's verify they're choosing a property type that qualifies, and align their structure to maximise the benefit.
